- Downtown Dubai is the priciest area ($274 median per night), Jumeirah Village Circle the most affordable ($166).
- Page 1 is usually cheaper than the market. In 7 of 9 neighborhoods the listings on page 1 had a lower median price, by up to 29% in Al Satwa. Downtown Dubai (+8%) and Madinat Jumeirah (+9%) are the exceptions.
- Reviews go with better ranks in Downtown, Business Bay, Dubai Marina, DIFC and JVC. In Al Satwa, Madinat Jumeirah and Dubai Creek Harbour, newer listings with fewer reviews do well.
- Superhost status is an edge in three areas: Business Bay, Downtown Dubai and Dubai Marina, where Superhosts are over-represented on page 1.
- Page 1 is a rotation. Only 8% to 14% of listings reach it, usually for 2 to 5 of 60 dates.
- Rankings move overnight. In Dubai Marina, only 1 in 4 placements stayed on the same page the next day.

Airbnb prices in Dubai by neighborhood
Downtown Dubai is in a price bracket of its own. Its median listing asks $274 a night, the middle half of the market sits between $201 and $375, and the top 10% start at $514. Dubai Creek Harbour ($240), DIFC ($231) and Dubai Marina ($224) form a second tier. At the affordable end, Jumeirah Village Circle ($166), Meydan ($172) and Al Satwa ($189) are 30% to 40% below Downtown.
Day of the week barely matters in Dubai at this time of year. Within each neighborhood, the median price changed by $4 to $20 depending on the check-in day. The biggest swing was in Downtown Dubai, from $265 for Friday check-ins to $285 on Mondays. The full Downtown Dubai market report breaks this down day by day.
Dubai stays compact: studios and one-bedroom apartments make up 49% of listings in Downtown and up to 69% in JVC. Downtown has the largest share of two-bedroom units (35%), which partly explains its higher median.
Is cheaper better? Page 1 price vs market price
This is the most useful finding for hosts. In 7 of the 9 neighborhoods, the listings shown on page 1 had a lower median price than the market. The gap was largest in Al Satwa, where page 1 listings asked 29% less than the median, followed by Meydan (−19%) and Dubai Marina (−18%).
The same pattern shows up when we measure how price moves with rank across all 60 dates. A lower price goes with a better position most clearly in Al Satwa, Meydan, Jumeirah Village Circle, Business Bay and Dubai Marina. In Downtown Dubai and Madinat Jumeirah, it does not: page 1 listings there were priced 8% and 9% above the market, so premium listings hold their place on page 1.
Read this carefully. These are associations measured on real search results, not proof that cutting your price will move you up. Airbnb weighs many signals at once, and cheaper listings often get booked more, which is itself linked to rank. Use it as a benchmark: if you sit far above your area's page 1 price in Al Satwa or Meydan, price is a lever worth testing.
How hard is page 1 in each area?
Airbnb shows about 18 listings per page and lets guests scroll through roughly 15 pages, so each search has about 270 visible spots. Each Dubai neighborhood had between 1,452 and 2,099 listings rotating through those spots over our 60 dates.
Business Bay is the most open: 14% of its listings reached page 1 at least once, and not a single listing held page 1 on half of the dates. DIFC and Dubai Creek Harbour are the hardest: fewer than 9% of listings ever got there, and the ones that did stayed longer, with 9 and 10 listings holding page 1 on at least half of the dates.
Professional operators shape page 1 in several areas. In Dubai Creek Harbour, the five most present hosts held 45% of all page 1 placements, 41% in Al Satwa, 35% in DIFC and 33% in Dubai Marina. Madinat Jumeirah is the most fragmented market, with 177 different hosts on page 1 and the top five holding only 19%.
What ranks on Airbnb in Dubai, neighborhood by neighborhood
We measured, for each neighborhood, how strongly each listing attribute moves with search position (a rank correlation across all visible results). None of these links is very strong on its own, which is normal: Airbnb combines many signals. But the pattern changes clearly from one area to the next.
- Reviews lead in the established areas. The total number of reviews was the clearest positive signal in Downtown Dubai, Business Bay, Dubai Marina and DIFC. Page 1 listings in Downtown had a median of 38 reviews against 23 for the rest; in Business Bay, 28 against 15.
- Recent reviews matter too. In Business Bay, page 1 listings had collected a median of 5 reviews in the last 90 days, against 2 for the rest. In JVC, 3 against 1.
- Newer listings do well in three areas. In Al Satwa, page 1 listings had a median of only 4 reviews (14 for the rest), and 8 against 19 in Madinat Jumeirah. In Dubai Creek Harbour, a large total review count even went with slightly lower positions, while host experience was the strongest positive signal.
- Booked calendars rank better. In almost every area, listings on page 1 had fewer open nights in the next 60 days. In Business Bay, page 1 calendars were 57% open against 72% for the rest. This fits what Airbnb says about its search: popularity and guest interest are part of the ranking.
- Price is the main lever in the affordable areas, as shown above, most of all in Al Satwa and Meydan.
Superhost and Top Guest Favorite in Dubai
Superhost status is a real edge in three areas. On page 1, Superhosts made up 86% of listings in Business Bay against 68% on the following pages, 78% against 68% in Downtown Dubai, and 77% against 66% in Dubai Marina. In Al Satwa, Madinat Jumeirah and DIFC, Superhosts were not over-represented on page 1 at all.
The rarer Top Guest Favorite distinction followed the same split: more frequent on page 1 in Downtown Dubai (17% against 10%) and Dubai Marina (13% against 8.5%), but almost absent from page 1 in Dubai Creek Harbour.
Airbnb rankings in Dubai change every day
We scanned Dubai Marina on October 2 and again on October 3, and compared the same listing on the same check-in date. Rankings that look stable when you check once are anything but.
24.5% of listings stayed on the same page from one day to the next. 47.7% moved by two pages or more, and the median move was 25 positions.
31.5% of page 1 placements were gone the next day, for the same check-in date.
This is why a single incognito search tells you very little. A listing can sit on page 1 for one date and on page 6 for the next, and the picture shifts again overnight. Our guide on how to check your Airbnb search ranking explains how to track it properly.

Downtown Dubai (Burj Khalifa)
- The most expensive area, with the widest price range: the top 10% of listings ask more than $514 a night.
- One of only two areas where page 1 is priced above the market ($295 against $274).
- Reviews matter most: 38 reviews at the median on page 1, against 23 on the following pages, and 5 recent reviews against 3.
- Superhosts (78% of page 1) and Top Guest Favorites (17%) are over-represented.
For hosts: premium pricing is not a handicap here, but a thin review history is. Building reviews is the clearest lever.
Business Bay
- The most open page 1 of all nine areas: 14% of listings got there at least once, and nobody held it on half of the dates.
- The biggest Superhost gap: 86% of page 1 listings against 68% on the following pages.
- Recent reviews stand out: 5 in the last 90 days at the median on page 1, against 2.
- Page 1 calendars are far more booked than the rest (57% open, against 72%), the widest gap of all nine areas.
For hosts: a fair price, a steady flow of new reviews and Superhost status are the combination that shows up on page 1.
Dubai Marina
- Page 1 listings ask $184 at the median, 18% below the market.
- Reviews (33 against 21) and badges go with better ranks: 77% Superhosts and 13% Top Guest Favorites on page 1.
- Five hosts hold a third of page 1 placements.
For hosts: one of the most competitive and volatile markets. Price within reach of page 1 and track your position daily.
DIFC
- The hardest page 1 to reach: only 113 listings (7.7%) got there in 60 dates.
- Those who do stay longer: 9 listings held page 1 on at least half of the dates.
- Page 1 is priced at the market (−2%).
- Superhost status shows no advantage.
For hosts: a market with established incumbents. Reviews matter more than undercutting on price.
Dubai Creek Harbour
- The most concentrated page 1: five hosts held 45% of placements.
- The most stable winners: 10 listings held page 1 on at least half of the dates.
- An unusual pattern for a newer district: host experience goes with better ranks, while a high total review count goes with slightly lower ones.
- Top Guest Favorites are almost absent from page 1 (under 1%).
For hosts: page 1 is dominated by experienced operators running recent listings. Competing here means operating like a professional.
Meydan
- Price has one of the strongest links with rank of all nine areas.
- Page 1 listings ask $139 at the median, 19% below the market.
- Ratings follow: page 1 listings rate 5.0 at the median.
- Two thirds of listings (66%) are studios or one-bedroom apartments.
For hosts: a price-sensitive market. Keep your rate close to page 1 levels and protect a perfect rating.
Jumeirah Village Circle (JVC)
- The most affordable area, and the most compact: 69% of listings are studios or one-bedroom units.
- Lower prices and recent reviews go with better ranks (3 reviews in 90 days at the median on page 1, against 1).
- Page 1 calendars are clearly more booked (62.5% open, against 74.4%).
For hosts: volume and fresh reviews win. A listing that keeps getting booked keeps showing up.
Al Satwa
- The strongest price effect of all: page 1 listings ask $135 at the median, 29% below the market.
- Page 1 is full of newer listings, with a median of 4 reviews against 14.
- Superhosts are under-represented on page 1 (47% against 60%).
- Five hosts hold 41% of page 1 placements.
For hosts: new listings can break through quickly here, but mostly with aggressive pricing.
Madinat Jumeirah
- The largest pool of listings in rotation (2,099) and the most fragmented page 1 (177 hosts).
- Like Downtown, page 1 is priced above the market (+9%).
- Newer listings do well: a median of 8 reviews on page 1, against 19.
- No single factor stands out, which makes daily tracking more useful than general rules.
For hosts: an open, premium-friendly market where a well-presented new listing has a real chance.
So, what is the best area for Airbnb in Dubai?
There is no single answer, and the data shows why. The best area depends on what you want from the market:
- Highest prices: Downtown Dubai, with a $274 median and a top 10% above $514 a night, where premium listings also hold their place on page 1.
- Easiest page 1 to break into: Business Bay, where 14% of listings reached page 1 and no listing held it for long.
- Most open to new listings: Madinat Jumeirah and Al Satwa, where page 1 is full of listings with few reviews (in Al Satwa, mostly through lower prices).
- Affordable and compact: Jumeirah Village Circle, with a $166 median and 69% studios and one-bedroom units.
- Hardest to crack: DIFC and Dubai Creek Harbour, where fewer than 9% of listings ever reach page 1 and a handful of operators hold many of the spots.
Whatever the area, your own position moves every day. The question that decides your bookings is how many of your upcoming dates you are actually visible on.
What this means if you host in Dubai
- Benchmark against page 1, not the average. In most areas the listings guests see first are cheaper than the median. Know your neighborhood's page 1 price before you set yours.
- Treat reviews as a ranking asset. In Downtown, Business Bay, Dubai Marina, DIFC and JVC, a steady flow of recent reviews goes with better positions.
- Superhost status can set you apart. It is the badge that separates page 1 in Business Bay, Downtown and Dubai Marina.
- Expect rotation, not a fixed rank. Even strong listings reach page 1 for only a handful of dates. What matters is how many of your dates you are visible on.
- Check every day, not once. Positions move overnight. Tracking all your upcoming dates is the only way to see which ones are slipping before they cost you a booking.

Methodology and data
- Source: public Airbnb search results collected by AirRanks, exactly as a guest sees them, without logging in.
- Neighborhoods and dates: 9 Dubai neighborhoods scanned between October 1 and October 12, 2026. Each scan covers 60 consecutive check-in dates, for check-ins between October 1 and December 10, 2026.
- Search settings: 2 guests, 3-night stays, the same for every neighborhood so the results are comparable.
- Volume: 128,846 listing and date observations, 6,894 unique listings. Neighborhood searches overlap: 43.7% of listings appeared in more than one neighborhood's results (for example, 802 listings were seen in both Downtown Dubai and Business Bay searches).
- Pages: positions are converted into the pages a guest scrolls through (18 listings per page, up to about 270 visible results).
- Prices: the nightly price shown in search. Prices collected in UAE dirhams were converted at the fixed rate of 3.6725 AED per US dollar; Jumeirah Village Circle was collected in US dollars.
- Ranking signals: rank correlations (Spearman) between each attribute and search position, across all visible results. They describe associations, not causes.
- Independence: AirRanks is not affiliated with Airbnb, Inc. Market conditions change weekly; this study reflects early October 2026.
